Leeds Scheme Sets Green Benchmark For Northern Logistics
A major new logistics development in Leeds has become the first speculative scheme in the North of England to achieve the prestigious BREEAM Outstanding certification, marking a significant milestone for Yorkshire's commercial property sector.
The £multi-million Baytree development in Stourton, which has just reached practical completion, delivers 552,000 sq ft of warehouse space and introduces unprecedented environmental standards to the region's industrial market.
Two units totaling 221,685 sq ft are now available for immediate occupation, while a third 329,000 sq ft unit is offered on a build-to-suit basis. The development's strategic location, just three miles from Leeds city centre with direct access to both the M621 and M1, is enhanced by its proximity to Leeds Freightliner Terminal.
These measures mean that Baytree Leeds is setting a new benchmark for the logistics sector in Yorkshire which, combined with its prime West Yorkshire location and best-in-class specification, will ensure that this exciting new development will prove extremely popular. We are already experiencing strong interest.

The scheme's environmental credentials include sensor-controlled building systems, advanced air handling technology, and innovative features like a "City Tree" that removes harmful particulates from the air. This focus on sustainability comes at a crucial time for West Yorkshire's logistics sector, which is experiencing a significant shortage of grade A space.
Casey Ferguson, development manager at Baytree, commented:
"This development marks a significant milestone as the first BREEAM Outstanding speculative development in the north of England, setting a new benchmark in ESG for the region. The scheme also provides some much-needed speculative development in a prime Leeds location just 1 mile from both the M1 and M621 junctions."
The development's completion is particularly timely, with regional take-up exceeding 2 million sq ft and surpassing both 2022 and 2023 totals, despite broader economic challenges. Knight Frank, JLL, and DTRE are jointly marketing the scheme.
